MOM: Pre-Annual HOA Meeting 2017 - On Sep7 at 7 PM

Good Evening All,

Thank you for stopping by for the meeting yesterday evening and here is MOM we had discussed and the list of priorities after the thorough discussion which we need to take it to HOA annual meeting.

This time we didn't meet in the community center but outside at the south west corner of the playground.

At the first, we started joking about the celebrity in the community who is roaming in the community since couple days (the Bobcat, native to Texas area, a Texan.) . ðŸ˜Š

Achievements since May'17 meeting:-
  1. Family Picnic - Good no.of participants and had lots of fun.
  2. Homestead Exemptions - Board has passed motion for exempting 8% from Water District portion, this should save anywhere between $300-$430. For 1F the exemptions has been increased to 10%. The exemptions has already been posted to DentonCad site (https://www.dentoncad.com/)
  3. Common Area Maintenance issues - Most of the common area (greenbelt) issues have been addressed.
  4. Street light by Park, and another 3 yet to be installed (One in the community, both on the Windhaven Pkwy at the both entrances)
  5. 3 Dog Stop stations installed in the community.


Items discussed:-
  1. Volley Ball court by the Pool so no issues of parking
  1. Christmas Lighting - Currently it is being done only at the entrance and the community center. Extend the Christmas lighting across the Highwood or at least on the green belts in the community.
  1. Free community center - As we don't have any amenities in the community, can we have the community center at no charge for the community events (4 community meetings + 2 community wide social events)
  2. Free Pool - As we don't have any amenities, can we get the pool at no charge.
  3. Shaded Area - Covering by Water District, so we don't need to discuss with HOA
  4. Wood chips in the park - Can we request for sponge sheets in the park so kids won't get hurt while in the play area.
  5. Fall Festival - Can we have events conducted on rotational basis in each community as everyone from CHNE has to drive over to Village lakes?
  6. Swings - We don't even have swings in the park whereas every other community in the Castlehills has that.
  1. Street lights - Can we have more street lights in the community as it is pretty dark in many areas? Once the current approved lights are installed, then we can work with Water district.
  2. Grande Communications - Can we have another internet provider in the Community? This maybe belongs to Water District, but will have to check it out.
  3. Home Security - Can the Vector security provide the service without a landline as like others? As part of the current contract with HOA, Vector company provides the service if you have a landline at home. However, we would like to gather the details on how long the contract remains with Vector?
  4. Basketball poll - Along with Volleyball court, can we also have a Basketball poll, if not the full court?
  5. Security cams - Who is monitoring the security cams in the community? Are they working? We will have to check with HOA and Water District.
  6. Reduce HOA fee - If we don't get anything from above, can we get the HOA fee reduced as there is NO amenity and no improvement in the community. We have got ONE bench in the park for the HOA we have paid in the previous year ($170k-$200k) and current year ($275k).
  7. Community events - Why don't the community events conducted in our community? Otherwise can we plan something and get the sponsorship from HOA?
  8. Table tennis/pool - If we don't get anything from above, can we at least have the Pool table and Ping pong table installed in the community center and open for all residents?
  9. Street Parking - Please park your cars in your garage or on your drive way  so we will not cause any inconvenience to OUR neighbors. Also try not to block the stop signs, there is every chance that becomes a blind spot for the incoming traffic.

After a consultation with all, we have trimmed down our needs of amenities in the community to the below.
  1. Volleyball court by the pool
  2. Swings in the Play Area.
  3. Community center for Community meetings and events.
  4. Basketball Poll (this the less priority comparatively #1 & #2).

I tried to list down all, but please feel free to chime in if anything missed out.

There are atleast 15 people are joining the HOA meeting on Monday (9/11) 2 PM at 699 Lady of the Lake Blvd Lewisville, TX 75056, please take your time and join this meeting to make our community better as this is OUR community and OUR needs.
