Item Discussion during the Resident Meet Contact Team Extension of Park Current amenities in the park is not good enough for the community, kids needs more amenities to play with. Swings are needed and any other amenities. If kids from around 7-10 families in the park, it looks full and we see many kids are visiting the park in the evenings. The amenity center area, pool, building, and park are HOA property and maintained by the HOA. The facilities in place are similar to what has been included in other areas. All 5 amenity centers have a playground, pool, drinking fountain, workout room, and restrooms. There is only one sports field area, one set of tennis courts, one volleyball court, two basketball courts and three banquet rooms on the property. Water District/HOA Park Shaded/Covered area Definitely need the shaded/covered area for the park as kids won't be able to play in the summer with the temperature rising. There are currently no plans to install shade structures over the playground areas in CHNE. HOA Sand volleyball and Baseball courts Need to have a Volleyball and Baseball courts to teenagers can play well in the community instead of driving to other communities or parks. Per Mr.Tony, Sand volleyball is on the roll. There are no current plans to put baseball, basketball, or volleyball courts at the HOA amenity center property in CHNE. Water District Sound barriers on screening wall
Is there anyway the Sound barriers can be installed on the retain wall off the 121. Per Water district, this was constructed as per the city code.
This is not something the HOA handles. Water District/ HOA Retain wall on Windhaven When some of the residents contacted HOA on this, they mentioned that it is not covered by them - Hence need to reach out to Water Board for this to understand who is responsible for this. The stone perimeter fence and retaining walls were built by the developer according to plan prior to the sale of any lots in the phase. The HOA maintains the perimeter stone fence and the Water District maintains the retaining walls. There are no plans to make any changes to the perimeter fencing. Water District/ HOA Common area maintenance Who should we talk to about the maintenance of the common green areas as HOA stopped responding to resident calls regarding this. It is becoming the big pain for the neighbors around these areas. Can we escalate to get these maintained on a regular schedule. And we need the schedule info as well as residents can monitor them. As the community is on close out, Builders are on their way out so residents can't talk to Builders and hence it is HOA responsibility to work with Builders if at all needed. There would need to be more details in regard to this issue, all areas are being maintained on a weekly basis during the growing seasons, sometimes weather can cause a week to be skipped however it will get done the following week. Some areas were hydro seeded which takes about 18 – 24 months to get established. HOA Cleaning of fitness center Fitness centers are not being cleaned. Who to call whenever it is noticed, otherwise still HOA held responsible. I would need specific details on this as they are inspected weekly and any issues are reported to the cleaning company. HOA Car parking on both sides We can always notify HOA if the cars are parked overnight. This is not something that is totally enforceable by the HOA as these are public streets. What the HOA will do is send a letter reminding an owner of the rules regarding parking and request their cooperation in making their community a safe and keeping the community looking good.
However request every resident to try park your cars in the Garage/on the Driveway instead on the street which causes very inconvenience to others. HOA How the HoA funds catered to? As the HOA payers would like to know how are the HOA funds are being utilized as we don't see anything happening to our community with respect to any improvements requested. The HOA budget is posted on the resident portal of www.castlehills.com. Funds collected cover the basic cable through Grande Communications, basic security monitoring through Vector Security using a homeowner provided landline, mail delivery to the homes, workout rooms, parks, amenity centers, etc. All of these benefits are available to all homeowners that are current on their annual dues. HOA HOA Elections Need the next election details as we from the community would like to run for the Board just to make sure we are part of the HOA. The developer currently remains in control of the HOA, there is an annual meeting in September when Chris Bright attends and will answer questions from the homeowner's in attendance. HOA Swimming pool Pass As there are no amenities being provided to us(CHNE), why do we have to pay for the pool Pass besides of high HOA, as this is ONLY amenity we have in the community CHNE has all the benefits referenced in the response that is two items above this. The pool membership helps to offset the cost of the lifeguards and added chemicals needed in the summer. This concept has the people that use the pool paying for the additional costs of the pool during the summer. The pool membership is for all the pools in Castle Hills, not just the pool closest to where you live. HOA HOA meetings schedule Do we have monthly HOA meetings or Quarterly meetings where residents can attend and talk about the issues we have in the community. We have an annual HOA meeting in which Chris Bright is available for comments/questions regarding the community and HOA. HOA Social events We would like to conduct the regular social events in CHNE as well as like it is being arranged at the lakes. Otherwise we would like them conducted on a rotational basis in the each community we have. We would like HOA fund the events so we can have them conducted at our community so we don't have to drive over to the village shops every time. The HOA events are held at Lake Avalon as that is the largest open area in Castle Hills to accommodate the size of crowd that attends. Because of the sponsorships we seek out for these events, very little of the HOA funds go toward paying for these events. Water District/ HOA Neighborhood watch It is proposed to have neighborhood watch program for CHNE so we can watch out the neighborhood as there was break in the house on the Amande Avenue just last week. Lewisville no longer supports the Neighborhood Watch program. There is a crime & safety section on nextdoor.com that they have suggested be used. Gated community As we are being left behind the rest of the Castlehills, we would like to pursue an option of Gated community, given that the streets and lights and other regular maintenance is still to be covered by Water district as this is not being maintained by city. With all gated communities in Castle Hills, once the access is limited to the public then taxpayers' funds are not used for the maintenance, it will fall on all the residents of the community. All of the current gated areas of Castle Hills have extra monthly dues to pay for these items as well as set up a reserve fund to cover major expenses like road repair/replacement. These monthly dues range from $97.50 to $417.00 per month. Water District/ HOA
